How You Save
A typical real estate transaction can cost 6% of your sales price; 3% to the buyer's agent and 3% to your agent. When you sell your home through our Listing By Owner Program, you pay only the buyer's agent commission (3% of your sale price) or 0% if you sell directly to the buyer! For example: on a typical $300,000 sale you'd pay $9,000 to the buyer's agent and $9,000 to the agent representing you. By using our Listing By Owner Program you'd save up to $18,000 in sales commissions!

What's Included
Under our Listing By Owner Program your property is entered in the regional multiple listing service ensuring that buyers from across the state can access the details of your property. A custom webpage for your property is created and posted on our state-of-the-art website so your home is exposed to buyers 24/7. We help you achieve your home's maximum value by giving you tips for preparing and staging your home for sale. You'll also be given a professional, customized For Sale sign, standard real estate transaction forms and guidelines for shepherding a sale to closing.

Listing Packages
We offer two Listing Packages which allows you to choose the level of service which best suits your needs.

Basic Listing Package

• Your property listed in the Northwest Multiple Listing Service exposing your property to real estate agents and their buyers across Washington State.
• A webpage with unlimited text, property details, and up to 20 full color photos dedicated to your property posted on our state-of-the-art website.
• A short, customized webpage address in the format www.op4sale.com/123 to use in your advertisements that points buyers directly to your property's webpage.
  
• A full color 24"x24" For Sale sign, customized withyour contact information and assigned webpage address.
  
• A full color master flyer with up to 4 photos, text and your contact information.
  
• Use of a sign post and flyer box to install in front of your property.
• Use of a multiple listing service key box. A key box is a secure container for keys to your home. Buyer's agents will call you to set up a showing time and will access the key box for the keys to your home. This encourrages agents to show your property to potential buyers.
• Tips for preparing & staging your home for sale.
• Step-by-step instructions on advertising and holding an open house.
• Standard forms for listing and selling your property with guidelines for their use.
• A standard transaction checklist to guide you through the real estate sale process.

Premium Listing Package*
In addition to all items received in the Basic Listing Package we:

• Give one 90 minute consultation with a licensed agent to assist in setting a list price, give marketing suggestions, and answer your general questions.
• Take digital photos of your property for use on flyers and websites.
  
• Install the listing sign, flyer box and key box on your property.
• Prepare marketing text for your review.
